Common Water Damage Problems We Fix in Colerain Township

Colerain Township homes face a range of property damage threats year-round. Knowing the warning signs early can save you from much larger repair bills down the road.

Water Damage from Plumbing Failures and Storms

Burst pipes, failed sump pumps, and storm-driven water intrusion are among the most common issues in Colerain Township homes. Older farmhouses and rural properties often have aging plumbing that is more prone to failure during hard freezes. Warning signs include water stains on ceilings, warped flooring, and musty odors. Our team extracts standing water, dries structural materials, and checks for hidden moisture throughout the affected areas.

Fire and Smoke-Related Damage

Rural properties in Colerain Township often rely on wood-burning stoves and older electrical systems, both of which increase fire risk during the colder months. Even a contained fire leaves smoke residue and odor deep in walls, insulation, and ductwork. Many homeowners do not realize the full extent of smoke damage until professional testing is done. We clean all affected surfaces, treat odors at the source, and restore your home to safe living conditions.

Mold Growth in Damp Basements and Crawl Spaces

Colerain Township’s older homes, particularly those with stone foundations and unfinished crawl spaces, trap moisture and create conditions where mold spreads rapidly. High humidity levels during summer months and poor drainage around foundations accelerate the problem. Left untreated, mold compromises air quality and weakens structural materials over time. Our remediation team identifies the moisture source, removes existing mold safely, and treats surfaces to prevent regrowth.

Storm Damage to Roofs, Siding, and Windows

Severe thunderstorms and high winds are a regular feature of Lancaster County’s seasonal weather, and Colerain Township’s open farmland offers little windbreak to protect exposed structures. Hail, falling branches, and wind-driven rain frequently damage roofing, siding, and window seals on residential properties. If storm damage is not addressed quickly, water penetrates the building envelope and causes secondary damage to insulation, framing, and drywall. We provide emergency tarping, full roof repair, and structural restoration to get your home protected fast.

Our basement flooded due to a broken sewer pipe. Major did a wonderful job of clean-up. Anthony and Cam did an awesome job of putting our room back together the way it was before the flooding. I would highly recommend Major and Anthony and Cam!

We can’t say enough amazing things about Major Restoration Services! After an incredibly frustrating and disappointing experience with ServPro, Major Restorations came in and completely turned our situation around. From the very first phone call to the final walk-through, they were fair, transparent, and professional every step of the way. Duy was incredible—he came out right away to assess the water damage, had a detailed estimate to us the same day, and got the job started the very next morning. From there, the entire project was completed in less than a month! He even reviewed our outrageous invoice from ServPro and pointed out where they were clearly overcharging us. His honesty and industry knowledge were such a breath of fresh air. Tyler started tear-out and water remediation and was fantastic—thorough and clearly knew exactly what needed to be done. Jay and Cameron took care of the remodel and we couldn’t be happier with the quality of their work. They were friendly, respectful, and clearly cared about doing the job right. We truly hope we never need water damage services again, but if we do—or need any remodel work—Major Restoration Services will be our very first call. This is a company that genuinely cares about their clients and takes pride in doing the job right. They’ve earned our trust and our business for life!

I wanted to make sure I leave a review of the team at Major Restoration. I purchased my first home in May of 2024. Within days of moving in, I had a plumbing issue that needed immediate correction. I contacted my insurance company who has a national contract with another national restoration service. After the initial company came to my house, they remediated the sewage damage and I was told I would be contacted by the restoration team to complete the restoration. MONTHS went by with little to no response from the other company. After getting the run around for months and not having use of my first level and full bathroom, I had my fill of the nonsense. I reached out to Major Restoration, hoping beyond hope that the team there could help me. My initial call was exactly what I needed at the time - I was met with compassion and quick estimate set up. Duoy and Brian came out to see what was left after the other company refused to complete the work. They were extremely kind, compassionate and thorough, ensuring that the estimate they worked up for the insurance company would completely restore my first level and get me whole again. Within weeks, the team at Major Restoration begun the work of putting things back together for me. They worked with a plumbing sub-con, DeRose Plumbing, who were also very kind, respectful and understanding. Major didn't just restore my first level - they made the space BETTER than it was when I bought it. The work they did was NEXT LEVEL. My family room, bathroom and laundry room are the showpiece of my house now, thanks to Major! I can't recommend this team enough. They were thorough, professional, kind and respectful. Every single team member, from the estimate team to the restoration crew to the office staff, treated me with respect and kindness, and the restoration work was completed impeccably. My only regret is that I listened to my insurance company and allowed them to pull in a national company to address the issue. In the future, my first choice will be Major Restoration.

FAQs

Frequently Asked Questions About Water Damage Restoration

Get answers to the most common questions Colerain Township homeowners ask when dealing with water damage on their property.

Costs vary based on the scope of damage, but most water damage restoration projects in Colerain Township range from $1,500 to $8,000 for residential properties. Larger floods or sewage-involved losses can run higher. We provide a detailed assessment before any work begins so you know exactly what to expect, and we work directly with your insurance carrier to maximize your coverage.

Most residential water damage restoration projects in Colerain Township take between three and seven days from initial extraction through structural drying and final repairs. Larger losses involving significant structural damage or mold growth may take two to three weeks. We use moisture meters to confirm drying targets are met before closing out any phase of the project.

Permits in Colerain Township are typically required when restoration work involves structural repairs, electrical work, or major plumbing changes. Standard water extraction and drying work generally does not require a permit. Our team handles all permit applications with Lancaster County and the township when required, so you do not have to navigate that process on your own.

Most standard homeowner’s insurance policies in Colerain Township cover sudden and accidental water damage, such as burst pipes or appliance failures, but generally exclude gradual leaks or flooding from outside the home. Flood damage from the Conestoga River or surface runoff typically requires separate flood insurance. Major Restoration documents all damage thoroughly and communicates directly with your adjuster to help you get the most out of your claim.
