Common Water Damage Problems We Fix in Conestoga Township

Conestoga Township homes face a specific set of risks tied to the local landscape and older housing stock. Knowing the warning signs early can save you thousands in repair costs.

Water Damage from Plumbing Failures and Storms

Many homes in Conestoga Township were built decades ago, and aging supply lines and drain pipes are a leading cause of sudden water damage. A burst pipe behind a wall or under a slab can release hundreds of gallons before anyone notices. Heavy rainfall events common in Lancaster County also overwhelm gutters and foundation drainage. Our team extracts water fast, maps moisture throughout the structure, and dries everything down to safe levels.

Fire and Smoke-Related Damage

Rural homes in Conestoga Township often rely on older wood-burning systems and have large amounts of combustible material in barns and outbuildings. Even a contained kitchen fire leaves behind smoke residue that penetrates walls, ductwork, and personal belongings. Many homeowners underestimate how far smoke damage travels through a home’s air system. Major Restoration handles odor neutralization, surface cleaning, and full structural restoration after any fire event.

Mold Growth in Damp Basements and Crawl Spaces

The combination of clay-heavy soils and high humidity along the Susquehanna River corridor makes Conestoga Township basements prone to persistent moisture problems. Mold can begin growing within 48 hours of a water intrusion event and often goes undetected behind drywall or beneath flooring. Musty odors, visible staining, and allergy-like symptoms are early warning signs. Our remediation process removes contaminated materials, treats affected surfaces, and installs moisture barriers to prevent recurrence.

Storm Damage to Roofs, Siding, and Windows

Lancaster County experiences significant thunderstorm activity throughout spring and summer, and Conestoga Township’s open, elevated terrain increases exposure to wind-driven rain and hail. Damaged roof shingles and compromised flashing allow water to enter attic spaces and exterior walls, often without visible signs inside the home for weeks. Ice damming during winter freeze-thaw cycles also causes hidden water infiltration along roof edges. Major Restoration performs emergency tarping, window boarding, and full roof-to-interior repair to protect your home after any storm event.

Our basement flooded due to a broken sewer pipe. Major did a wonderful job of clean-up. Anthony and Cam did an awesome job of putting our room back together the way it was before the flooding. I would highly recommend Major and Anthony and Cam!

We can’t say enough amazing things about Major Restoration Services! After an incredibly frustrating and disappointing experience with ServPro, Major Restorations came in and completely turned our situation around. From the very first phone call to the final walk-through, they were fair, transparent, and professional every step of the way. Duy was incredible—he came out right away to assess the water damage, had a detailed estimate to us the same day, and got the job started the very next morning. From there, the entire project was completed in less than a month! He even reviewed our outrageous invoice from ServPro and pointed out where they were clearly overcharging us. His honesty and industry knowledge were such a breath of fresh air. Tyler started tear-out and water remediation and was fantastic—thorough and clearly knew exactly what needed to be done. Jay and Cameron took care of the remodel and we couldn’t be happier with the quality of their work. They were friendly, respectful, and clearly cared about doing the job right. We truly hope we never need water damage services again, but if we do—or need any remodel work—Major Restoration Services will be our very first call. This is a company that genuinely cares about their clients and takes pride in doing the job right. They’ve earned our trust and our business for life!

I wanted to make sure I leave a review of the team at Major Restoration. I purchased my first home in May of 2024. Within days of moving in, I had a plumbing issue that needed immediate correction. I contacted my insurance company who has a national contract with another national restoration service. After the initial company came to my house, they remediated the sewage damage and I was told I would be contacted by the restoration team to complete the restoration. MONTHS went by with little to no response from the other company. After getting the run around for months and not having use of my first level and full bathroom, I had my fill of the nonsense. I reached out to Major Restoration, hoping beyond hope that the team there could help me. My initial call was exactly what I needed at the time - I was met with compassion and quick estimate set up. Duoy and Brian came out to see what was left after the other company refused to complete the work. They were extremely kind, compassionate and thorough, ensuring that the estimate they worked up for the insurance company would completely restore my first level and get me whole again. Within weeks, the team at Major Restoration begun the work of putting things back together for me. They worked with a plumbing sub-con, DeRose Plumbing, who were also very kind, respectful and understanding. Major didn't just restore my first level - they made the space BETTER than it was when I bought it. The work they did was NEXT LEVEL. My family room, bathroom and laundry room are the showpiece of my house now, thanks to Major! I can't recommend this team enough. They were thorough, professional, kind and respectful. Every single team member, from the estimate team to the restoration crew to the office staff, treated me with respect and kindness, and the restoration work was completed impeccably. My only regret is that I listened to my insurance company and allowed them to pull in a national company to address the issue. In the future, my first choice will be Major Restoration.

FAQs

Frequently Asked Questions About Water Damage Restoration

Get straight answers to the questions Conestoga Township homeowners ask most when dealing with water damage.

Costs in Conestoga Township typically range from $1,500 to $6,000 for moderate water damage affecting one or two rooms, and can reach $15,000 or more for extensive flooding or structural damage. The final figure depends on the source of water, affected square footage, and materials involved. Major Restoration provides a detailed written estimate before any work begins so you know exactly what to expect.

Most water damage restoration projects in Conestoga Township take between three and seven days for the drying and mitigation phase, depending on how much material was saturated. If structural repairs or reconstruction are needed, the full timeline may extend to two to four weeks. Major Restoration communicates timelines clearly at the start and keeps you updated throughout the entire process.

In Conestoga Township, permits are generally required when restoration work involves structural repairs, electrical work, or significant plumbing modifications. Cosmetic repairs and drying work typically do not require permits, but rebuilding damaged walls or replacing load-bearing elements does. Major Restoration handles permit applications and coordinates with Lancaster County building officials so you are fully covered from start to finish.

Most standard homeowner’s insurance policies in Conestoga Township cover sudden and accidental water damage, such as burst pipes or appliance failures, but do not cover damage from long-term neglect or ground flooding. Flood damage from the Susquehanna River or Pequea Creek typically requires a separate National Flood Insurance Program policy. Major Restoration works directly with your adjuster and provides detailed documentation to support your claim.
