Ephrata Township homes face a range of property damage threats driven by local weather, aging infrastructure, and the region’s natural geography. Knowing the warning signs early can save you thousands in repairs.
Many homes in Ephrata Township were built decades ago with plumbing systems that are now aging and prone to failures during cold snaps or high-demand periods. Burst supply lines, failed water heaters, and storm-driven roof leaks are among the most common causes we respond to. Left unaddressed, water spreads behind walls and under floors within hours. Our team extracts water fast, dries structural materials, and documents everything for your insurance claim.
Older homes throughout Ephrata Township, including farmhouses along rural routes, carry a higher risk of fire damage due to aging electrical systems and wood-heavy construction. Smoke infiltrates every corner of a structure, leaving odors and residue that standard cleaning cannot remove. Warning signs include persistent smoky smells, discolored walls, and soot deposits on surfaces far from the original fire. We use commercial-grade deodorization and surface treatment to fully restore affected areas.
Ephrata Township’s humid Lancaster County summers, combined with the presence of older stone-foundation homes and properties near the Conestoga River, create consistent conditions for mold growth. Mold can begin colonizing damp surfaces within 24 to 48 hours of water exposure, often going undetected in crawl spaces and behind finished walls. Signs include musty odors, visible dark spots, and worsening allergy symptoms indoors. Our remediation process eliminates existing colonies and addresses the moisture source to prevent regrowth.
Lancaster County sees its share of heavy thunderstorms, occasional hail, and winter ice events that routinely damage roofs and exterior cladding on Ephrata Township properties. Once a roof is compromised, water enters the attic and works its way into insulation, framing, and interior ceilings before most homeowners notice anything. Curling shingles, water stains on ceilings, and drafty windows are all warning signs that storm damage has already begun. We assess the full scope of exterior and interior damage and restore your property from the outside in.

Our basement flooded due to a broken sewer pipe. Major did a wonderful job of clean-up. Anthony and Cam did an awesome job of putting our room back together the way it was before the flooding. I would highly recommend Major and Anthony and Cam!Posted on GoogleBrittany KohlerTrustindex verifies that the original source of the review is Google.
We can’t say enough amazing things about Major Restoration Services! After an incredibly frustrating and disappointing experience with ServPro, Major Restorations came in and completely turned our situation around. From the very first phone call to the final walk-through, they were fair, transparent, and professional every step of the way. Duy was incredible—he came out right away to assess the water damage, had a detailed estimate to us the same day, and got the job started the very next morning. From there, the entire project was completed in less than a month! He even reviewed our outrageous invoice from ServPro and pointed out where they were clearly overcharging us. His honesty and industry knowledge were such a breath of fresh air. Tyler started tear-out and water remediation and was fantastic—thorough and clearly knew exactly what needed to be done. Jay and Cameron took care of the remodel and we couldn’t be happier with the quality of their work. They were friendly, respectful, and clearly cared about doing the job right. We truly hope we never need water damage services again, but if we do—or need any remodel work—Major Restoration Services will be our very first call. This is a company that genuinely cares about their clients and takes pride in doing the job right. They’ve earned our trust and our business for life!Posted on GoogleChrissy SpottsTrustindex verifies that the original source of the review is Google.
I wanted to make sure I leave a review of the team at Major Restoration. I purchased my first home in May of 2024. Within days of moving in, I had a plumbing issue that needed immediate correction. I contacted my insurance company who has a national contract with another national restoration service. After the initial company came to my house, they remediated the sewage damage and I was told I would be contacted by the restoration team to complete the restoration. MONTHS went by with little to no response from the other company. After getting the run around for months and not having use of my first level and full bathroom, I had my fill of the nonsense. I reached out to Major Restoration, hoping beyond hope that the team there could help me. My initial call was exactly what I needed at the time - I was met with compassion and quick estimate set up. Duoy and Brian came out to see what was left after the other company refused to complete the work. They were extremely kind, compassionate and thorough, ensuring that the estimate they worked up for the insurance company would completely restore my first level and get me whole again. Within weeks, the team at Major Restoration begun the work of putting things back together for me. They worked with a plumbing sub-con, DeRose Plumbing, who were also very kind, respectful and understanding. Major didn't just restore my first level - they made the space BETTER than it was when I bought it. The work they did was NEXT LEVEL. My family room, bathroom and laundry room are the showpiece of my house now, thanks to Major! I can't recommend this team enough. They were thorough, professional, kind and respectful. Every single team member, from the estimate team to the restoration crew to the office staff, treated me with respect and kindness, and the restoration work was completed impeccably. My only regret is that I listened to my insurance company and allowed them to pull in a national company to address the issue. In the future, my first choice will be Major Restoration.Posted on GoogleJack SchatzTrustindex verifies that the original source of the review is Google.
We had an air conditioner leak into the wall. Major came out and corrected the problem and installed a new floor as well. Everything about the job was well done. Would definately use them again. Highly recommend.

Costs in Ephrata Township typically range from $1,500 to $6,000 for moderate water damage, and can reach $10,000 or more for major flooding or structural involvement. The final price depends on the affected area, materials damaged, and how quickly the water was addressed. We provide a detailed written estimate before any work begins, and we bill your insurance directly when applicable.
Most residential water damage projects in Ephrata Township take between three and seven days from initial water extraction through final structural drying. More extensive cases involving mold development, subfloor replacement, or drywall removal can extend the timeline to two to three weeks. We keep you informed at every stage so you always know what to expect next.
Permit requirements in Ephrata Township depend on the scope of the repair work. Extraction and drying generally do not require permits, but structural repairs, electrical work, or plumbing replacements may require a permit through Lancaster County or the township’s building department. Major Restoration handles permit coordination as part of our full reconstruction services so you do not have to navigate that process alone.
Most standard homeowners insurance policies in Ephrata Township cover sudden and accidental water damage, such as a burst pipe or appliance leak, but typically exclude gradual leaks or flood damage from rising groundwater. We recommend contacting your insurer immediately after damage occurs. Major Restoration works directly with adjusters and provides thorough damage documentation to support your claim and maximize your coverage.
