Common Water Damage Problems We Fix in Franklintown

Franklintown homes face a specific set of risks tied to local weather, terrain, and older housing stock. Knowing the warning signs early can save you thousands in repairs.

Water Damage from Plumbing Failures and Storms

Older homes throughout the Franklintown area frequently develop pinhole leaks, failing supply lines, and corroded pipe joints that can release significant water before anyone notices. Heavy rainfall events along the South Mountain ridgeline also push water into basements through window wells and foundation cracks. Warning signs include water stains on ceilings, warped flooring, and musty odors. Prompt extraction and structural drying prevent long-term damage to framing and drywall.

Fire and Smoke-Related Damage

Rural properties in and around Franklintown often rely on older wood-burning stoves and fireplaces, which increase the risk of chimney fires and accidental ignition. Smoke travels through wall cavities and HVAC systems, depositing soot far beyond the visible burn area. Homeowners sometimes underestimate the extent of smoke penetration until odors persist weeks later. Effective restoration requires specialized cleaning agents, air scrubbing, and sometimes full surface replacement in heavily affected rooms.

Mold Growth in Damp Basements and Crawl Spaces

Franklintown’s location in a creek valley means groundwater levels stay relatively high, and basements in this area frequently experience seepage after prolonged rain. Combined with limited ventilation in older crawl spaces, these conditions allow mold colonies to establish quickly on wood framing, insulation, and drywall. Many homeowners do not discover mold until a musty smell becomes noticeable or respiratory symptoms appear. Professional remediation removes existing growth and addresses the moisture pathway to prevent recurrence.

Storm Damage to Roofs, Siding, and Windows

Severe thunderstorms and nor’easters that track through central Pennsylvania regularly bring high winds and hail to the Franklintown area, damaging shingles, gutters, and exterior siding. Compromised roofing allows water to infiltrate attic spaces and eventually ceiling assemblies before interior staining becomes visible. Many York County homeowners discover the full extent of storm damage only after a subsequent rain event reveals new leaks. Fast inspection and targeted repairs close the water entry points before mold and wood rot set in.

Our basement flooded due to a broken sewer pipe. Major did a wonderful job of clean-up. Anthony and Cam did an awesome job of putting our room back together the way it was before the flooding. I would highly recommend Major and Anthony and Cam!

We can’t say enough amazing things about Major Restoration Services! After an incredibly frustrating and disappointing experience with ServPro, Major Restorations came in and completely turned our situation around. From the very first phone call to the final walk-through, they were fair, transparent, and professional every step of the way. Duy was incredible—he came out right away to assess the water damage, had a detailed estimate to us the same day, and got the job started the very next morning. From there, the entire project was completed in less than a month! He even reviewed our outrageous invoice from ServPro and pointed out where they were clearly overcharging us. His honesty and industry knowledge were such a breath of fresh air. Tyler started tear-out and water remediation and was fantastic—thorough and clearly knew exactly what needed to be done. Jay and Cameron took care of the remodel and we couldn’t be happier with the quality of their work. They were friendly, respectful, and clearly cared about doing the job right. We truly hope we never need water damage services again, but if we do—or need any remodel work—Major Restoration Services will be our very first call. This is a company that genuinely cares about their clients and takes pride in doing the job right. They’ve earned our trust and our business for life!

I wanted to make sure I leave a review of the team at Major Restoration. I purchased my first home in May of 2024. Within days of moving in, I had a plumbing issue that needed immediate correction. I contacted my insurance company who has a national contract with another national restoration service. After the initial company came to my house, they remediated the sewage damage and I was told I would be contacted by the restoration team to complete the restoration. MONTHS went by with little to no response from the other company. After getting the run around for months and not having use of my first level and full bathroom, I had my fill of the nonsense. I reached out to Major Restoration, hoping beyond hope that the team there could help me. My initial call was exactly what I needed at the time - I was met with compassion and quick estimate set up. Duoy and Brian came out to see what was left after the other company refused to complete the work. They were extremely kind, compassionate and thorough, ensuring that the estimate they worked up for the insurance company would completely restore my first level and get me whole again. Within weeks, the team at Major Restoration begun the work of putting things back together for me. They worked with a plumbing sub-con, DeRose Plumbing, who were also very kind, respectful and understanding. Major didn't just restore my first level - they made the space BETTER than it was when I bought it. The work they did was NEXT LEVEL. My family room, bathroom and laundry room are the showpiece of my house now, thanks to Major! I can't recommend this team enough. They were thorough, professional, kind and respectful. Every single team member, from the estimate team to the restoration crew to the office staff, treated me with respect and kindness, and the restoration work was completed impeccably. My only regret is that I listened to my insurance company and allowed them to pull in a national company to address the issue. In the future, my first choice will be Major Restoration.

FAQs

Frequently Asked Questions About Water Damage Restoration

Get straight answers to the questions Franklintown homeowners ask most before and during the restoration process.

Water damage restoration in Franklintown typically ranges from $1,500 to $8,000 or more depending on the extent of the damage, the affected materials, and how much drying equipment is required. Larger losses involving structural components, flooring replacement, or mold treatment will fall toward the higher end of that range. We provide a detailed written estimate after our initial assessment so there are no surprises.

The drying phase for most water damage jobs in Franklintown takes three to five days, depending on the materials affected and the severity of the saturation. Reconstruction work, such as replacing drywall, flooring, or cabinetry, adds additional time and can extend the full project to one to three weeks. We provide a clear timeline at the start and keep you updated throughout.

Most emergency water extraction and drying work in Franklintown does not require a building permit. However, if structural repairs, electrical work, or significant reconstruction are needed as part of the restoration, permits may be required through York County or the local borough office. Major Restoration handles permit inquiries on your behalf and ensures all work meets current Pennsylvania building codes.

Many standard homeowner’s insurance policies in Franklintown cover sudden and accidental water damage, such as a burst pipe or appliance failure, but typically exclude gradual leaks or flooding from outside the home. Major Restoration works directly with your insurance carrier and provides thorough documentation to support your claim. We recommend calling us and your insurer at the same time so the process moves as quickly as possible.
