Hamilton Township properties face a range of damage risks throughout the year. Knowing the warning signs early can save you thousands in repairs.
Hamilton Township’s older housing stock and hard winters create real risk for burst pipes, leaking water heaters, and appliance failures. Spring storms can overwhelm drainage systems and push water into basements quickly. Warning signs include water stains on walls, warped flooring, and musty odors. Our team extracts water fast, dries the structure thoroughly, and restores all damaged materials.
House fires in rural areas like Hamilton Township can spread faster due to distance from fire stations and older wiring in farmhouses. Even a small kitchen fire leaves behind smoke residue that embeds into walls, insulation, and HVAC systems. Lingering odors and discoloration are common warning signs. Our restoration team removes damaged materials, treats surfaces, and eliminates smoke odors completely.
The humid summers and wet springs in Franklin County create ideal conditions for mold in below-grade spaces. Many Hamilton Township homes have stone or block foundations that allow moisture to seep in over time. Visible black or green spots, a musty smell, or allergy symptoms indoors are key warning signs. We find the moisture source, remediate the mold, and put controls in place to prevent regrowth.
Severe thunderstorms and high winds are common in this part of Pennsylvania, and Hamilton Township properties take the brunt of open-sky storm exposure. Hail can crack shingles and siding, while wind can lift flashing and allow water infiltration over time. Dented gutters, missing shingles, and interior water stains near windows are warning signs not to ignore. Our team boards up and tarps damaged areas immediately, then completes full repairs.
Our reputation is built on the trust and satisfaction of the families and businesses we’ve served throughout the region. Read what our clients have to say about their experience working with our certified restoration team.

Our basement flooded due to a broken sewer pipe. Major did a wonderful job of clean-up. Anthony and Cam did an awesome job of putting our room back together the way it was before the flooding. I would highly recommend Major and Anthony and Cam!Posted on GoogleBrittany KohlerTrustindex verifies that the original source of the review is Google.
We can’t say enough amazing things about Major Restoration Services! After an incredibly frustrating and disappointing experience with ServPro, Major Restorations came in and completely turned our situation around. From the very first phone call to the final walk-through, they were fair, transparent, and professional every step of the way. Duy was incredible—he came out right away to assess the water damage, had a detailed estimate to us the same day, and got the job started the very next morning. From there, the entire project was completed in less than a month! He even reviewed our outrageous invoice from ServPro and pointed out where they were clearly overcharging us. His honesty and industry knowledge were such a breath of fresh air. Tyler started tear-out and water remediation and was fantastic—thorough and clearly knew exactly what needed to be done. Jay and Cameron took care of the remodel and we couldn’t be happier with the quality of their work. They were friendly, respectful, and clearly cared about doing the job right. We truly hope we never need water damage services again, but if we do—or need any remodel work—Major Restoration Services will be our very first call. This is a company that genuinely cares about their clients and takes pride in doing the job right. They’ve earned our trust and our business for life!Posted on GoogleChrissy SpottsTrustindex verifies that the original source of the review is Google.
I wanted to make sure I leave a review of the team at Major Restoration. I purchased my first home in May of 2024. Within days of moving in, I had a plumbing issue that needed immediate correction. I contacted my insurance company who has a national contract with another national restoration service. After the initial company came to my house, they remediated the sewage damage and I was told I would be contacted by the restoration team to complete the restoration. MONTHS went by with little to no response from the other company. After getting the run around for months and not having use of my first level and full bathroom, I had my fill of the nonsense. I reached out to Major Restoration, hoping beyond hope that the team there could help me. My initial call was exactly what I needed at the time - I was met with compassion and quick estimate set up. Duoy and Brian came out to see what was left after the other company refused to complete the work. They were extremely kind, compassionate and thorough, ensuring that the estimate they worked up for the insurance company would completely restore my first level and get me whole again. Within weeks, the team at Major Restoration begun the work of putting things back together for me. They worked with a plumbing sub-con, DeRose Plumbing, who were also very kind, respectful and understanding. Major didn't just restore my first level - they made the space BETTER than it was when I bought it. The work they did was NEXT LEVEL. My family room, bathroom and laundry room are the showpiece of my house now, thanks to Major! I can't recommend this team enough. They were thorough, professional, kind and respectful. Every single team member, from the estimate team to the restoration crew to the office staff, treated me with respect and kindness, and the restoration work was completed impeccably. My only regret is that I listened to my insurance company and allowed them to pull in a national company to address the issue. In the future, my first choice will be Major Restoration.Posted on GoogleJack SchatzTrustindex verifies that the original source of the review is Google.
We had an air conditioner leak into the wall. Major came out and corrected the problem and installed a new floor as well. Everything about the job was well done. Would definately use them again. Highly recommend.

Here are answers to the questions Hamilton Township homeowners ask us most often about water damage restoration.
Water damage restoration in Hamilton Township typically ranges from $1,500 to $8,000 or more depending on the size of the affected area and severity of the damage. Minor leaks with limited drywall damage sit at the lower end, while major flooding or structural damage drives costs higher. Most homeowner insurance policies cover a significant portion of these costs.
Most water damage restoration projects in Hamilton Township take between 3 and 7 days for drying and remediation, with reconstruction taking additional time depending on the scope of repairs. Structural drying alone requires at least 3 days with professional equipment in place. We provide a timeline estimate after our initial assessment so you know what to expect.
Minor water damage cleanup and drying typically does not require a permit in Hamilton Township. However, structural repairs, electrical work, or significant reconstruction may require permits through Franklin County or the township’s building office. Major Restoration handles permit coordination as part of our reconstruction services, so you do not have to navigate that process alone.
Most standard homeowner insurance policies in Hamilton Township cover sudden and accidental water damage, such as burst pipes or appliance failures, but exclude flood damage from outside sources. We recommend reviewing your policy and calling your insurer as soon as damage occurs. Major Restoration works directly with insurance adjusters to document damage thoroughly and support your claim.
