Common Problems We Fix in Lower Frankford Township

Local homes face real risks from water, fire, mold, and storms. Here is what we see most often and how we fix it.

Water Damage from Plumbing Failures and Storms

Older farmhouses and rural homes in Lower Frankford Township often have aging plumbing that is prone to bursting during temperature swings. When a pipe fails or a storm drives water through a compromised roof, moisture spreads into walls and subfloors fast. Warning signs include warped flooring, ceiling stains, and musty odors. We extract standing water, dry structural components, and repair damaged materials to fully restore your home.

Fire and Smoke-Related Damage

Rural properties in Lower Frankford Township sometimes rely on older heating systems and wood-burning stoves, which carry a higher risk of accidental fires. Even a contained fire leaves smoke and soot deep in walls, insulation, and ductwork. The odor lingers long after visible damage is cleaned up. Our fire restoration team uses professional deodorization, HEPA cleaning, and material removal to eliminate every trace of smoke damage.

Mold Growth in Damp Basements and Crawl Spaces

Properties near the low-lying areas along the South Branch of the Conodoguinet Creek are especially vulnerable to basement moisture and crawl space dampness. Mold can begin growing within 48 hours of a water intrusion event and spreads quickly in poorly ventilated spaces. Watch for dark spots on walls, a persistent musty smell, or worsening allergy symptoms. Our remediation team removes mold at the source and installs moisture barriers to prevent recurrence.

Storm Damage to Roofs, Siding, and Windows

Cumberland County experiences strong thunderstorms, high winds, and occasional hail that can strip shingles, crack siding, and shatter windows on Lower Frankford Township homes. Once the building envelope is breached, rainwater enters and causes rapid interior damage. Many homeowners do not notice roof damage until ceiling stains appear days later. We perform a thorough post-storm inspection, document damage for insurance claims, and complete all necessary repairs promptly.

Our basement flooded due to a broken sewer pipe. Major did a wonderful job of clean-up. Anthony and Cam did an awesome job of putting our room back together the way it was before the flooding. I would highly recommend Major and Anthony and Cam!

We can’t say enough amazing things about Major Restoration Services! After an incredibly frustrating and disappointing experience with ServPro, Major Restorations came in and completely turned our situation around. From the very first phone call to the final walk-through, they were fair, transparent, and professional every step of the way. Duy was incredible—he came out right away to assess the water damage, had a detailed estimate to us the same day, and got the job started the very next morning. From there, the entire project was completed in less than a month! He even reviewed our outrageous invoice from ServPro and pointed out where they were clearly overcharging us. His honesty and industry knowledge were such a breath of fresh air. Tyler started tear-out and water remediation and was fantastic—thorough and clearly knew exactly what needed to be done. Jay and Cameron took care of the remodel and we couldn’t be happier with the quality of their work. They were friendly, respectful, and clearly cared about doing the job right. We truly hope we never need water damage services again, but if we do—or need any remodel work—Major Restoration Services will be our very first call. This is a company that genuinely cares about their clients and takes pride in doing the job right. They’ve earned our trust and our business for life!

I wanted to make sure I leave a review of the team at Major Restoration. I purchased my first home in May of 2024. Within days of moving in, I had a plumbing issue that needed immediate correction. I contacted my insurance company who has a national contract with another national restoration service. After the initial company came to my house, they remediated the sewage damage and I was told I would be contacted by the restoration team to complete the restoration. MONTHS went by with little to no response from the other company. After getting the run around for months and not having use of my first level and full bathroom, I had my fill of the nonsense. I reached out to Major Restoration, hoping beyond hope that the team there could help me. My initial call was exactly what I needed at the time - I was met with compassion and quick estimate set up. Duoy and Brian came out to see what was left after the other company refused to complete the work. They were extremely kind, compassionate and thorough, ensuring that the estimate they worked up for the insurance company would completely restore my first level and get me whole again. Within weeks, the team at Major Restoration begun the work of putting things back together for me. They worked with a plumbing sub-con, DeRose Plumbing, who were also very kind, respectful and understanding. Major didn't just restore my first level - they made the space BETTER than it was when I bought it. The work they did was NEXT LEVEL. My family room, bathroom and laundry room are the showpiece of my house now, thanks to Major! I can't recommend this team enough. They were thorough, professional, kind and respectful. Every single team member, from the estimate team to the restoration crew to the office staff, treated me with respect and kindness, and the restoration work was completed impeccably. My only regret is that I listened to my insurance company and allowed them to pull in a national company to address the issue. In the future, my first choice will be Major Restoration.

Costs in Lower Frankford Township typically range from $1,500 for minor water intrusion to $15,000 or more for severe flooding that affects multiple rooms and structural components. The final price depends on the affected area, water category, and extent of structural damage. We provide a detailed written estimate before any work begins so there are no surprises.

Most water damage restoration projects in Lower Frankford Township take between three and seven days for drying and remediation, with reconstruction adding additional time depending on the scope. Minor repairs such as replacing drywall or flooring after water damage generally do not require permits in Lower Frankford Township. Our team identifies when permits are needed and helps coordinate the process so your project stays compliant.

Most standard homeowner’s insurance policies in Lower Frankford Township cover sudden and accidental water damage, such as a burst pipe or appliance overflow, but typically exclude gradual leaks or flooding from outside sources.
