Common Water Damage Problems We Fix in Manheim Township

From aging plumbing to storm-driven flooding, Manheim Township homes face a range of property damage threats. Knowing the warning signs helps you act before small problems become expensive ones.

Water Damage from Plumbing Failures and Storms

Many homes in Manheim Township were built in the mid-20th century with plumbing that is reaching the end of its service life. Corroded supply lines, failing water heaters, and frozen pipes during Lancaster County winters are common causes of sudden water intrusion. Warning signs include discolored ceilings, soft drywall, and unexplained spikes in your water bill. Our team extracts standing water, dries the structure thoroughly, and repairs damaged materials to prevent mold from taking hold.

Fire and Smoke-Related Damage

Residential fires in Manheim Township often start in kitchens or from electrical issues in older wiring systems, and the damage extends well beyond the visible burn area. Smoke travels through HVAC systems and deposits soot on surfaces throughout the home, causing persistent odors and potential health risks. Many homeowners do not realize how far smoke contamination spreads until a professional assessment is completed. Our restoration crew cleans, deodorizes, and repairs all affected areas so your home is truly safe again.

Mold Growth in Damp Basements and Crawl Spaces

Lancaster County’s humid summers and the proximity of many Manheim Township neighborhoods to low-lying drainage areas create ideal conditions for mold growth in basements and crawl spaces. Mold can begin colonizing within 24 to 48 hours after moisture exposure, often behind walls or under flooring where it goes undetected. Common warning signs include musty odors, allergy flare-ups, and visible dark spotting on drywall or wood framing. Our certified remediation team identifies the moisture source, removes the mold safely, and treats the space to reduce the risk of recurrence.

Storm Damage to Roofs, Siding, and Windows

Severe thunderstorms and occasional hail events crossing the Susquehanna Valley regularly impact Manheim Township properties, causing roof punctures, broken gutters, and cracked or missing siding. Even small roof breaches can allow significant water intrusion into attics and wall cavities before homeowners notice any interior damage. Prompt emergency boarding and tarping limits secondary damage while permanent repairs are arranged. Our team handles full storm damage assessment, temporary protection, and complete structural repairs so your home is protected through every season.

Our basement flooded due to a broken sewer pipe. Major did a wonderful job of clean-up. Anthony and Cam did an awesome job of putting our room back together the way it was before the flooding. I would highly recommend Major and Anthony and Cam!

We can’t say enough amazing things about Major Restoration Services! After an incredibly frustrating and disappointing experience with ServPro, Major Restorations came in and completely turned our situation around. From the very first phone call to the final walk-through, they were fair, transparent, and professional every step of the way. Duy was incredible—he came out right away to assess the water damage, had a detailed estimate to us the same day, and got the job started the very next morning. From there, the entire project was completed in less than a month! He even reviewed our outrageous invoice from ServPro and pointed out where they were clearly overcharging us. His honesty and industry knowledge were such a breath of fresh air. Tyler started tear-out and water remediation and was fantastic—thorough and clearly knew exactly what needed to be done. Jay and Cameron took care of the remodel and we couldn’t be happier with the quality of their work. They were friendly, respectful, and clearly cared about doing the job right. We truly hope we never need water damage services again, but if we do—or need any remodel work—Major Restoration Services will be our very first call. This is a company that genuinely cares about their clients and takes pride in doing the job right. They’ve earned our trust and our business for life!

I wanted to make sure I leave a review of the team at Major Restoration. I purchased my first home in May of 2024. Within days of moving in, I had a plumbing issue that needed immediate correction. I contacted my insurance company who has a national contract with another national restoration service. After the initial company came to my house, they remediated the sewage damage and I was told I would be contacted by the restoration team to complete the restoration. MONTHS went by with little to no response from the other company. After getting the run around for months and not having use of my first level and full bathroom, I had my fill of the nonsense. I reached out to Major Restoration, hoping beyond hope that the team there could help me. My initial call was exactly what I needed at the time - I was met with compassion and quick estimate set up. Duoy and Brian came out to see what was left after the other company refused to complete the work. They were extremely kind, compassionate and thorough, ensuring that the estimate they worked up for the insurance company would completely restore my first level and get me whole again. Within weeks, the team at Major Restoration begun the work of putting things back together for me. They worked with a plumbing sub-con, DeRose Plumbing, who were also very kind, respectful and understanding. Major didn't just restore my first level - they made the space BETTER than it was when I bought it. The work they did was NEXT LEVEL. My family room, bathroom and laundry room are the showpiece of my house now, thanks to Major! I can't recommend this team enough. They were thorough, professional, kind and respectful. Every single team member, from the estimate team to the restoration crew to the office staff, treated me with respect and kindness, and the restoration work was completed impeccably. My only regret is that I listened to my insurance company and allowed them to pull in a national company to address the issue. In the future, my first choice will be Major Restoration.

FAQs

Frequently Asked Questions About Water Damage Restoration

Got questions about the restoration process, costs, or timelines? Here are honest answers to what Manheim Township homeowners ask us most often.

Costs in Manheim Township typically range from $1,500 for minor water intrusion to $8,000 or more for significant structural drying and repairs involving multiple rooms. Larger losses involving flooring replacement, drywall removal, or mold treatment will push costs higher.

Most homeowner insurance policies cover water damage from sudden and accidental events, and Major Restoration works directly with your insurer to help maximize your claim and minimize your out-of-pocket expense.

Structural drying in a Manheim Township home generally takes three to five days depending on the extent of saturation and the materials involved. Concrete slabs and dense framing lumber take longer to dry than drywall or carpet.

Once drying is complete, repair and reconstruction work can take an additional one to two weeks. We provide a clear timeline at the start of every project so you know what to expect.

In Manheim Township, permits are generally required when restoration work involves structural repairs, electrical work, or plumbing modifications. Cosmetic repairs like drywall patching and painting typically do not require a permit, but any work that affects the structure or systems of the home must comply with Lancaster County and township building codes.

Major Restoration handles all necessary permit applications and inspections so the process moves forward without delays or compliance issues on your end.

Yes. Mold can begin growing within 24 to 48 hours of water exposure in Manheim Township homes, especially in areas with limited airflow like basements, wall cavities, and under flooring. Lancaster County’s humid climate accelerates this process during warmer months.

Acting quickly with professional extraction and drying equipment is the most effective way to prevent mold from taking hold. If mold is already present, our team handles full remediation as part of the restoration process.
