Mount Joy Township homes face a specific set of risks based on local geography, weather patterns, and building age. Knowing the warning signs early can save you thousands in repairs.
Aging supply lines and corroded pipes in older Mount Joy Township farmhouses and rural homes are a leading cause of sudden water damage. Winter freeze-thaw cycles stress pipe joints and fittings, causing unexpected bursts. Homeowners often discover the problem only after water has saturated walls, flooring, and insulation. Our team extracts standing water, maps hidden moisture, and restores structural materials to prevent long-term deterioration.
Wood-frame construction common across rural Mount Joy Township allows fire to spread quickly and smoke to penetrate deep into walls and ductwork. Even a small kitchen fire can leave behind corrosive residue that damages surfaces for months if not properly treated. Warning signs include persistent smoke odor, discolored walls, and soot on fixtures. Our restoration process removes damaged materials, neutralizes odors at the source, and rebuilds affected areas correctly.
The elevated humidity near the Susquehanna River corridor means Mount Joy Township homes are at higher risk for mold in below-grade spaces. Crawl spaces with inadequate vapor barriers and basements with poor drainage create persistently damp conditions where mold colonies establish quickly. Black or green spotting on joists, a musty smell, and worsening allergy symptoms are key warning signs. Remediation involves containment, physical removal, antimicrobial treatment, and moisture control upgrades.
Lancaster County storms bring high winds and heavy rain that frequently damage roofing materials, siding, and window seals on Mount Joy Township properties. When the building envelope is breached, water infiltrates attics and wall cavities where it sits undetected for weeks. Signs include ceiling stains, peeling interior paint, and soft spots in drywall near exterior walls. Our crew boards up openings immediately, extracts intrusion water, and completes full structural repairs to return your home to a weathertight condition.

Our basement flooded due to a broken sewer pipe. Major did a wonderful job of clean-up. Anthony and Cam did an awesome job of putting our room back together the way it was before the flooding. I would highly recommend Major and Anthony and Cam!Posted on GoogleBrittany KohlerTrustindex verifies that the original source of the review is Google.
We can’t say enough amazing things about Major Restoration Services! After an incredibly frustrating and disappointing experience with ServPro, Major Restorations came in and completely turned our situation around. From the very first phone call to the final walk-through, they were fair, transparent, and professional every step of the way. Duy was incredible—he came out right away to assess the water damage, had a detailed estimate to us the same day, and got the job started the very next morning. From there, the entire project was completed in less than a month! He even reviewed our outrageous invoice from ServPro and pointed out where they were clearly overcharging us. His honesty and industry knowledge were such a breath of fresh air. Tyler started tear-out and water remediation and was fantastic—thorough and clearly knew exactly what needed to be done. Jay and Cameron took care of the remodel and we couldn’t be happier with the quality of their work. They were friendly, respectful, and clearly cared about doing the job right. We truly hope we never need water damage services again, but if we do—or need any remodel work—Major Restoration Services will be our very first call. This is a company that genuinely cares about their clients and takes pride in doing the job right. They’ve earned our trust and our business for life!Posted on GoogleChrissy SpottsTrustindex verifies that the original source of the review is Google.
I wanted to make sure I leave a review of the team at Major Restoration. I purchased my first home in May of 2024. Within days of moving in, I had a plumbing issue that needed immediate correction. I contacted my insurance company who has a national contract with another national restoration service. After the initial company came to my house, they remediated the sewage damage and I was told I would be contacted by the restoration team to complete the restoration. MONTHS went by with little to no response from the other company. After getting the run around for months and not having use of my first level and full bathroom, I had my fill of the nonsense. I reached out to Major Restoration, hoping beyond hope that the team there could help me. My initial call was exactly what I needed at the time - I was met with compassion and quick estimate set up. Duoy and Brian came out to see what was left after the other company refused to complete the work. They were extremely kind, compassionate and thorough, ensuring that the estimate they worked up for the insurance company would completely restore my first level and get me whole again. Within weeks, the team at Major Restoration begun the work of putting things back together for me. They worked with a plumbing sub-con, DeRose Plumbing, who were also very kind, respectful and understanding. Major didn't just restore my first level - they made the space BETTER than it was when I bought it. The work they did was NEXT LEVEL. My family room, bathroom and laundry room are the showpiece of my house now, thanks to Major! I can't recommend this team enough. They were thorough, professional, kind and respectful. Every single team member, from the estimate team to the restoration crew to the office staff, treated me with respect and kindness, and the restoration work was completed impeccably. My only regret is that I listened to my insurance company and allowed them to pull in a national company to address the issue. In the future, my first choice will be Major Restoration.Posted on GoogleJack SchatzTrustindex verifies that the original source of the review is Google.
We had an air conditioner leak into the wall. Major came out and corrected the problem and installed a new floor as well. Everything about the job was well done. Would definately use them again. Highly recommend.

Have questions about the restoration process or what to expect? Here are answers to what Mount Joy Township homeowners ask us most often.
Costs in Mount Joy Township typically range from $1,500 for minor water intrusion up to $15,000 or more for extensive structural drying and reconstruction after a major flood or burst pipe. The final cost depends on affected square footage, materials impacted, and how long the water sat before extraction began. Most homeowners insurance policies cover a significant portion of these costs, and we help you navigate that process directly.
A straightforward water extraction and drying job in a Mount Joy Township home generally takes three to five days for the drying phase alone. If structural repairs and reconstruction are needed, the total timeline can extend to two to four weeks depending on the scope of damage. We provide a detailed schedule after our initial assessment so you always know what comes next.
Permits in Mount Joy Township are typically required when restoration work involves structural repairs, electrical work, or significant plumbing modifications. Mount Joy Township falls under Lancaster County zoning and building code authority, and our team handles permit applications on your behalf when required. We make sure all work is fully compliant before the job is closed out.
Most standard homeowner’s insurance policies in Mount Joy Township cover sudden and accidental water damage, such as a burst pipe or appliance failure, but typically exclude gradual leaks or flood damage from rising water. Major Restoration works directly with your insurer, provides complete damage documentation, and advocates for a fair settlement on your behalf. We recommend calling us before you call your insurer so we can help frame the claim correctly from the start.
