Common Water and Property Damage Problems We Fix

New Oxford homes face a range of damage risks tied to local weather, aging infrastructure, and building styles. Knowing the warning signs helps you act before small problems become major ones.

Water Damage from Plumbing Failures and Storms

Burst pipes, failed water heaters, and storm-driven rain are among the most common causes of water damage in New Oxford homes. Older homes along Lincoln Way and near the town center often have aging plumbing that’s more vulnerable to pressure changes during cold Adams County winters. Water can soak into subfloors and wall cavities within hours. Our team extracts standing water, dries the structure completely, and checks for hidden moisture to prevent long-term damage.

Fire and Smoke-Related Damage

House fires in New Oxford often cause more damage from smoke and soot than from the flames themselves. Smoke penetrates wall cavities, HVAC systems, and soft materials throughout the home, leaving persistent odor even in rooms the fire never reached. Many older properties in the borough have wood-framed construction that absorbs smoke deeply. Our restoration process includes surface cleaning, odor neutralization, and structural repairs to return the home to a livable condition.

Mold Growth in Damp Basements and Crawl Spaces

Adams County experiences humid summers that drive moisture into basements and crawl spaces, creating ideal conditions for mold. Homes with stone or block foundations, common in New Oxford’s older neighborhoods, are especially prone to moisture infiltration through foundation walls. Mold can begin growing within 24 to 48 hours of a water event and spreads quickly without proper treatment. We locate the moisture source, remove all mold growth, and apply treatments to prevent it from returning.

Storm Damage to Roofs, Siding, and Windows

Thunderstorms and nor’easters move through south-central Pennsylvania with enough force to lift shingles, crack siding, and break seals around windows. New Oxford properties with mature trees nearby face added risk from falling limbs during high-wind events. Once the roof or exterior envelope is breached, water enters quickly and causes compounding interior damage. Our team provides emergency tarping and board-up services, then completes full repairs to restore the home’s weather resistance.

Our basement flooded due to a broken sewer pipe. Major did a wonderful job of clean-up. Anthony and Cam did an awesome job of putting our room back together the way it was before the flooding. I would highly recommend Major and Anthony and Cam!

We can’t say enough amazing things about Major Restoration Services! After an incredibly frustrating and disappointing experience with ServPro, Major Restorations came in and completely turned our situation around. From the very first phone call to the final walk-through, they were fair, transparent, and professional every step of the way. Duy was incredible—he came out right away to assess the water damage, had a detailed estimate to us the same day, and got the job started the very next morning. From there, the entire project was completed in less than a month! He even reviewed our outrageous invoice from ServPro and pointed out where they were clearly overcharging us. His honesty and industry knowledge were such a breath of fresh air. Tyler started tear-out and water remediation and was fantastic—thorough and clearly knew exactly what needed to be done. Jay and Cameron took care of the remodel and we couldn’t be happier with the quality of their work. They were friendly, respectful, and clearly cared about doing the job right. We truly hope we never need water damage services again, but if we do—or need any remodel work—Major Restoration Services will be our very first call. This is a company that genuinely cares about their clients and takes pride in doing the job right. They’ve earned our trust and our business for life!

I wanted to make sure I leave a review of the team at Major Restoration. I purchased my first home in May of 2024. Within days of moving in, I had a plumbing issue that needed immediate correction. I contacted my insurance company who has a national contract with another national restoration service. After the initial company came to my house, they remediated the sewage damage and I was told I would be contacted by the restoration team to complete the restoration. MONTHS went by with little to no response from the other company. After getting the run around for months and not having use of my first level and full bathroom, I had my fill of the nonsense. I reached out to Major Restoration, hoping beyond hope that the team there could help me. My initial call was exactly what I needed at the time - I was met with compassion and quick estimate set up. Duoy and Brian came out to see what was left after the other company refused to complete the work. They were extremely kind, compassionate and thorough, ensuring that the estimate they worked up for the insurance company would completely restore my first level and get me whole again. Within weeks, the team at Major Restoration begun the work of putting things back together for me. They worked with a plumbing sub-con, DeRose Plumbing, who were also very kind, respectful and understanding. Major didn't just restore my first level - they made the space BETTER than it was when I bought it. The work they did was NEXT LEVEL. My family room, bathroom and laundry room are the showpiece of my house now, thanks to Major! I can't recommend this team enough. They were thorough, professional, kind and respectful. Every single team member, from the estimate team to the restoration crew to the office staff, treated me with respect and kindness, and the restoration work was completed impeccably. My only regret is that I listened to my insurance company and allowed them to pull in a national company to address the issue. In the future, my first choice will be Major Restoration.

Get straightforward answers to the questions New Oxford homeowners ask most when dealing with water damage.

Costs in New Oxford typically range from $1,500 for a minor water extraction job to $10,000 or more for extensive structural drying and repairs. Factors include the volume of water, affected materials, and whether mold remediation is needed. Most homeowner insurance policies cover water damage, and we help you file the claim.

Most residential water damage projects in New Oxford take three to seven days for drying and remediation, with additional time needed for any reconstruction. Larger losses involving multiple rooms or structural damage may take two to four weeks. We give you a realistic timeline at the start of every project and keep you updated throughout.

Minor water damage cleanup and drying typically does not require a permit in New Oxford. However, structural repairs, electrical work, or significant reconstruction may require permits through Adams County or the Borough of New Oxford. Major Restoration handles permit applications when required so you don’t have to navigate that process alone.

Most standard homeowner’s insurance policies in New Oxford cover sudden and accidental water damage, such as a burst pipe or appliance failure, but not gradual leaks or flooding from outside the home.
