Queens Gate properties face a range of damage risks throughout the year. Knowing the warning signs early can save you time, money, and major structural headaches.
Older homes in the Queens Gate area often have aging pipe systems that are prone to bursting during cold Pennsylvania winters. A failed supply line or leaking appliance can flood a kitchen or basement within minutes. Warning signs include water stains on ceilings, warped flooring, and musty odors. Our team extracts water, dries the structure, and replaces damaged materials to restore your home properly.
Kitchen fires and electrical issues are among the most common causes of fire damage in Queens Gate homes. Even a small fire leaves behind corrosive soot and smoke residue that spreads through ductwork and affects rooms far from the source. Discoloration, lingering odor, and stained walls are key warning signs. Major Restoration cleans all affected surfaces, deodorizes the space, and rebuilds damaged structural elements.
Queens Gate sits in a region with humid summers and wet springs, which creates persistent moisture problems in below-grade spaces. Basements and crawl spaces that lack proper vapor barriers are especially vulnerable after heavy rain or flooding. Dark spots, a musty smell, and allergy symptoms indoors are common warning signs. Our mold remediation process removes growth at the source and treats the area to prevent it from returning.
York County experiences strong thunderstorms, hail, and occasional high winds that can cause significant damage to Queens Gate homes. Missing shingles, cracked siding, and broken window seals allow water to enter and cause interior damage quickly. Many homeowners do not notice roof damage until leaks appear on ceilings. Our team inspects the full structure, makes emergency repairs, and completes full reconstruction when needed to protect your home long term.

Our basement flooded due to a broken sewer pipe. Major did a wonderful job of clean-up. Anthony and Cam did an awesome job of putting our room back together the way it was before the flooding. I would highly recommend Major and Anthony and Cam!Posted on GoogleBrittany KohlerTrustindex verifies that the original source of the review is Google.
We can’t say enough amazing things about Major Restoration Services! After an incredibly frustrating and disappointing experience with ServPro, Major Restorations came in and completely turned our situation around. From the very first phone call to the final walk-through, they were fair, transparent, and professional every step of the way. Duy was incredible—he came out right away to assess the water damage, had a detailed estimate to us the same day, and got the job started the very next morning. From there, the entire project was completed in less than a month! He even reviewed our outrageous invoice from ServPro and pointed out where they were clearly overcharging us. His honesty and industry knowledge were such a breath of fresh air. Tyler started tear-out and water remediation and was fantastic—thorough and clearly knew exactly what needed to be done. Jay and Cameron took care of the remodel and we couldn’t be happier with the quality of their work. They were friendly, respectful, and clearly cared about doing the job right. We truly hope we never need water damage services again, but if we do—or need any remodel work—Major Restoration Services will be our very first call. This is a company that genuinely cares about their clients and takes pride in doing the job right. They’ve earned our trust and our business for life!Posted on GoogleChrissy SpottsTrustindex verifies that the original source of the review is Google.
I wanted to make sure I leave a review of the team at Major Restoration. I purchased my first home in May of 2024. Within days of moving in, I had a plumbing issue that needed immediate correction. I contacted my insurance company who has a national contract with another national restoration service. After the initial company came to my house, they remediated the sewage damage and I was told I would be contacted by the restoration team to complete the restoration. MONTHS went by with little to no response from the other company. After getting the run around for months and not having use of my first level and full bathroom, I had my fill of the nonsense. I reached out to Major Restoration, hoping beyond hope that the team there could help me. My initial call was exactly what I needed at the time - I was met with compassion and quick estimate set up. Duoy and Brian came out to see what was left after the other company refused to complete the work. They were extremely kind, compassionate and thorough, ensuring that the estimate they worked up for the insurance company would completely restore my first level and get me whole again. Within weeks, the team at Major Restoration begun the work of putting things back together for me. They worked with a plumbing sub-con, DeRose Plumbing, who were also very kind, respectful and understanding. Major didn't just restore my first level - they made the space BETTER than it was when I bought it. The work they did was NEXT LEVEL. My family room, bathroom and laundry room are the showpiece of my house now, thanks to Major! I can't recommend this team enough. They were thorough, professional, kind and respectful. Every single team member, from the estimate team to the restoration crew to the office staff, treated me with respect and kindness, and the restoration work was completed impeccably. My only regret is that I listened to my insurance company and allowed them to pull in a national company to address the issue. In the future, my first choice will be Major Restoration.Posted on GoogleJack SchatzTrustindex verifies that the original source of the review is Google.
We had an air conditioner leak into the wall. Major came out and corrected the problem and installed a new floor as well. Everything about the job was well done. Would definately use them again. Highly recommend.

Got questions about water damage restoration in Queens Gate? Here are honest answers to the questions we hear most often from local homeowners.
Water damage restoration costs in Queens Gate typically range from $1,500 to $8,000 depending on the extent of damage, affected materials, and drying time required. Larger losses involving structural repairs or mold remediation can run higher. Most homeowners insurance policies cover a significant portion of these costs, and Major Restoration assists with the claims process directly.
A standard water damage restoration project in Queens Gate takes between three and seven days for drying and mitigation, depending on the severity of the water intrusion. Structural repairs and reconstruction, if needed, can extend the timeline by one to three additional weeks. Major Restoration keeps you updated throughout every phase so you always know what to expect.
In Queens Gate and the broader York County area, permits are generally required when restoration work involves structural repairs, electrical work, or plumbing modifications. Minor drying and cleanup typically does not require a permit. Major Restoration handles the permitting process for applicable work so you do not have to navigate local building requirements on your own.
Most homeowners insurance policies in Queens Gate cover sudden and accidental water damage, such as burst pipes or appliance failures, but may exclude gradual damage or flooding from outside the home. Major Restoration documents the damage thoroughly and works directly with your insurer to maximize your claim. We recommend calling us and your insurance provider at the same time to get the process started quickly.
