Common Water Damage Problems We Fix in Willow Street

Willow Street homes face a range of damage risks tied to local weather, aging infrastructure, and Lancaster County’s soil conditions. Knowing the warning signs early can save you thousands in repair costs.

Water Damage from Plumbing Failures and Storms

Many homes in Willow Street were built decades ago with aging supply lines and galvanized pipes that are prone to corrosion and sudden failure. Burst pipes during winter freezes or washing machine hose failures can saturate floors, walls, and subfloors within minutes. Storm-driven rain also overwhelms older drainage systems, allowing water to enter through basement walls or window wells. Our team extracts water fast, dries structural materials, and documents all damage for your insurance claim.

Fire and Smoke-Related Damage

Lancaster County’s older housing stock includes many homes with wood-frame construction and outdated electrical systems that can increase fire risk. When a kitchen fire or electrical fault occurs, smoke and soot penetrate HVAC systems, insulation, and soft furnishings far beyond the visible burn area. Homeowners are often surprised by how much of the house requires treatment even after a small fire. Major Restoration neutralizes odors, removes contaminated materials, and restores the structure to a safe, livable condition.

Mold Growth in Damp Basements and Crawl Spaces

Willow Street sits in a region with warm, humid summers, and many properties have older block-foundation basements that absorb ground moisture over time. Crawl spaces without proper vapor barriers are especially vulnerable to condensation buildup, which creates ideal conditions for mold colonies. Left untreated, mold spreads into floor joists, insulation, and even living areas above. Our remediation team contains the affected zone, removes compromised materials, and treats surfaces with EPA-approved antimicrobials to prevent regrowth.

Storm Damage to Roofs, Siding, and Windows

Severe thunderstorms and occasional high-wind events are a regular part of southern Lancaster County weather, and Willow Street properties are not immune. Missing shingles and cracked siding allow rain to penetrate wall cavities, where it stays hidden until mold or rot becomes visible. Hail damage to windows and gutters further compounds water intrusion risks after every major storm. Our crew provides emergency tarping, board-up services, and complete structural repairs to get your home weathertight and protected again.

Our basement flooded due to a broken sewer pipe. Major did a wonderful job of clean-up. Anthony and Cam did an awesome job of putting our room back together the way it was before the flooding. I would highly recommend Major and Anthony and Cam!

We can’t say enough amazing things about Major Restoration Services! After an incredibly frustrating and disappointing experience with ServPro, Major Restorations came in and completely turned our situation around. From the very first phone call to the final walk-through, they were fair, transparent, and professional every step of the way. Duy was incredible—he came out right away to assess the water damage, had a detailed estimate to us the same day, and got the job started the very next morning. From there, the entire project was completed in less than a month! He even reviewed our outrageous invoice from ServPro and pointed out where they were clearly overcharging us. His honesty and industry knowledge were such a breath of fresh air. Tyler started tear-out and water remediation and was fantastic—thorough and clearly knew exactly what needed to be done. Jay and Cameron took care of the remodel and we couldn’t be happier with the quality of their work. They were friendly, respectful, and clearly cared about doing the job right. We truly hope we never need water damage services again, but if we do—or need any remodel work—Major Restoration Services will be our very first call. This is a company that genuinely cares about their clients and takes pride in doing the job right. They’ve earned our trust and our business for life!

I wanted to make sure I leave a review of the team at Major Restoration. I purchased my first home in May of 2024. Within days of moving in, I had a plumbing issue that needed immediate correction. I contacted my insurance company who has a national contract with another national restoration service. After the initial company came to my house, they remediated the sewage damage and I was told I would be contacted by the restoration team to complete the restoration. MONTHS went by with little to no response from the other company. After getting the run around for months and not having use of my first level and full bathroom, I had my fill of the nonsense. I reached out to Major Restoration, hoping beyond hope that the team there could help me. My initial call was exactly what I needed at the time - I was met with compassion and quick estimate set up. Duoy and Brian came out to see what was left after the other company refused to complete the work. They were extremely kind, compassionate and thorough, ensuring that the estimate they worked up for the insurance company would completely restore my first level and get me whole again. Within weeks, the team at Major Restoration begun the work of putting things back together for me. They worked with a plumbing sub-con, DeRose Plumbing, who were also very kind, respectful and understanding. Major didn't just restore my first level - they made the space BETTER than it was when I bought it. The work they did was NEXT LEVEL. My family room, bathroom and laundry room are the showpiece of my house now, thanks to Major! I can't recommend this team enough. They were thorough, professional, kind and respectful. Every single team member, from the estimate team to the restoration crew to the office staff, treated me with respect and kindness, and the restoration work was completed impeccably. My only regret is that I listened to my insurance company and allowed them to pull in a national company to address the issue. In the future, my first choice will be Major Restoration.

FAQs

Frequently Asked Questions About Water Damage Restoration

Got questions about water damage restoration in Willow Street? Here are answers to the questions our customers ask most often.

Costs in Willow Street typically range from $1,500 for minor water extraction and drying up to $15,000 or more for extensive flooding that affects multiple rooms or requires structural repairs. The final cost depends on the source of water, how long it sat, and how many materials need replacement. We provide a detailed written estimate after our initial assessment.

Most water damage restoration projects in Willow Street take between three and seven days from initial extraction through full structural drying. Larger jobs involving drywall replacement, flooring, or mold remediation can take two to three weeks. We provide a timeline estimate after completing our moisture mapping assessment so you know what to expect.

Minor water extraction and drying typically do not require a permit in Willow Street. However, if restoration work involves structural repairs, electrical work, or significant reconstruction, permits may be required through Lancaster County or the local township. Major Restoration handles permit applications when they are needed so the process does not slow down your project.

Most standard homeowner’s insurance policies in Willow Street cover sudden and accidental water damage, such as a burst pipe or appliance failure, but not gradual leaks or flood damage from outside the home. Major Restoration documents all damage thoroughly and communicates directly with your adjuster to support your claim. We recommend calling your insurer as soon as damage occurs to start the claims process.
